Nice flip or rental!  This house has good bones, I believe you should cave the pool which is $5k or less (or keep the pool if it is less money that $5k to fix, which I doubt it is). The rest of the rehab is basic cosmetics. Sold comps are mostly well maintained with some updates, if any. You can get away with less in rehab for a rental, and can rent this house out for $1350/month.

Buy right anywhere and you will be alright.  If you buy right, your cash flow should have enough cushion that if taxes/insurance, interest rates etc rise, you are still good.  In general, the DFW area is one of the best places to live in the country.  Solid place to invest.  I am currently building my rental portfolio here and God willing, will continue.  I am also wholesaling, so let me know if anyone is looking for houses in the DFW metroplex.

They are month to month and they are paid up.  I will be receiving August rent but I need to give them a 30 day notice to vacate since they are on a month to month. I just want to cover myself, so if the 30 days runs out and they are still in the property, then I can proceed with a notice to vacate or eviction 3 day notice.

I need to give an official 30-day notice to my tenants to vacate so I can have it in writing in the chance that I have to evict after the 30 days.  I really need to give this to my tenants tomorrow, Monday Aug 1st.  Can someone please send me what they use?  Thank you so much.  Also, in that 30 day notice to vacate form, can I mention if they are not out after the 30 days that the eviction process will begin?  Thanks for the help
