That is the reason I am very careful about using "We buy houses cash" in my marketing. My buyers can, but I can't. So,I don't want deceive anyone.

I reflected on the using my pic when first signing up for BP and just went for it. I'm 27 and like you I get people thinking and saying I look much younger than I am. (A cop thought I was still a high school kid over the weekend!).

A personal pic, cars, boats, scenery I feel doesn't make much of a difference for me because right now. I feel as long as someone has a pic and isn't just using the default avatar they are at least going to make more of an effort on the site.

I learned the ropes from two main sources on BP. One of the main sources is the forums. They are packed full of great information. The other is the people I have networked with through this site.

Just a thought... You could be getting poor results because you might be facing a lot of competition also mailing to the 60-90 day late group. If you want to keep trying for that group you should try making your mailer standout somehow.

How many pieces did you sent out and what has your response rate been?

Taylor and J are spot on.

I have one thing to add... You'll want to sign either a Purchase and Sale contract or Option agreement before you start marketing it. Without those you don't have an equatable interest in the property and would be brokering without a license.

First off welcome to BP Chris.

I think your 25k assignment fee for a 60-85k house is outrageous. I understand wanting to make the most you can wholesaling this deal, but you also need to keep your end buyer in mind. It needs to be a good deal for them, and if you're taking 25k you're taking a lot of the profit from your end buyer.

If your worried about not finding a cash buyer lower your assignment fee. That will open up your option to find a cash buyer.

At $50k a person I'd have to pass. :roll: But it does look like you could "flip" your interest.
