Direct mail

I have been actively wholesaling for the past few month with some success. I am not having success with my direct mail marketing. I have done two mailings now with very little success. Can anyone recommend a company to buy a list from? Also, what criteria should I be searching for? I am looking to wholesale the deals so each lead needs equity. I have been buying a list of homeowners with at least 50% equity, 60-90 days late on their mortgage and specific areas I selected. Any advice or feedback would be greatly appreciated. Thanks!!!

Our last marketing campaign was to out of area owners.We used click2mail for both the lead list and mailing. Total cost was around 500 bucks. Response was phenominal (for us) THIS time. Out of 2000 post cards, we got over 60 calls. Got 3 deals, and passed off 10 likely leads out of our area of expertise, which netted referral fees that more than covered our marketing costs, Funny thing is, we've also had about 15 calls from past campaigns we thought were duds. Just the right time of year I guess...

U.S. Lead List will sell you a probate list, but they're expensive. I read Ron Mead's course and now generate my own. Just a few a week, but the key with this or any other marketing campaign is persistence and follow up. They may not answer your first mailing. Or they may hold your card for months until the time is right. Stay in motion. :D
