I agree with Max. Spend time here and talk with other investors. That is THE best thing you can do for yourself.

For your question... It is possible, but there is risk (like everything in REI). One of the biggest concerns would be the bank calling for the mortgage to paid in full. Given your financial situation you might have a hard time paying the mortgage in full.

A "good" wholesaler should have done their due diligence, and would give you a chance to do your own due diligence.

Of course, you have those "wholesalers', and I use the term loosely that put anything under contract probably did not do any title research, and won't give you the time to do your due diligence. They won't last long because they don't understand the needs of their end buyers, and they are probably offering crap deals.

If you get a wholesaler trying to quickly pawn off a property tell em to "pound sand!" (as another BP member would say) :D

Hi all,

I'm working on my buyers website, and I am toying with the idea of making the property listings exclusive to investors that signed up to be on my buyers list.

My question is: should I take this approach, list all of the properties, or maybe some sort of hybrid where new listings are exclusive and then open them up to the everyone?

What are your thoughts?

I agree with Ali.

Don't waste your time trying to convince this guy to sell. From what you've said he isn't going to budge.

Thank him for his time, and let him know when he is serious about selling that you would still be interested in the property.

Hi Frank,

There are tons of ways to find investors to bird dog for.

You could try networking at a local REIA meeting, place ads on Craigslist, call "for rent" signs.

I would also search through the wholesaling forums. There is some great advice on how to find buyers there.

Are you planning on wholesaling REOs or short sales? Then yes you should be able to that. (I have no experience doing quit clams)

But if you're dealing with private owners, why not just assign your P&S to your end buyer?

Also, the best place to get a contract would be from a local attorney. They'll be most familiar with your local and state laws.
