Internet marketing can include google ads (pay per click), Facebook ads. It can also include doing some search engine optimization, and social networking. I'm sure I'm missing other avenues of internet marketing, and I hope someone comes along to fill in what I've missed.

For email blast it depends on your list. If its people that have opted into receiving your emails then that would be fine. You would want to stay away from "harvesting" email address and just blasting them. They would probably violate the CAN-SPAM act, and you could get hit with fines. I personally like matchley and Jackie's suggestions. They would be easy to remember. Also, have a shorter URL is a plus.

Glad to hear. I was not trying to talk down at you at all. I just trying to get it across that it takes a lot of work. I'm 8 months into wholesaling, and haven't landed a deal yet. I haven't given up because I know I wasn't putting in enough effort. There was no outside factors.

J Scott put it best: read everything in the forums, and ask questions. There are plenty of people that are willing to help.

You will still want a contract, but most likely just an assignment contract stating you're selling your rights from the P&S to the end buyer of $X Amount.

Starting out wholesaling can be rough when you're hoping to do it full time without a job. I read a blog of someone that quit their job and struggled to get her wholesaling business off the ground. It is not glamorous or easy; it takes a lot of hard work. You need a job so you have money to get the necessitates such as a phone, and you'll need some money for marketing expenses.

As for no one buying your deals... Did you build your buyers list before you started putting properties under contract? Did you follow up with your potential buyers and ask why they weren't interested in the properties you were offering? There could be many reasons why your buyers weren't interested.

Like the others have said before. Re-group and go after it. It takes a lot of hard work! You're not going to start cashing those assignment contracts overnight. Good luck!

Financexaminer touched on this, so I just want to reiterate.

Check your state laws about starting a PM company. I don't what the law is in other states, but in Ohio you need to have a brokers license to run a PM company. That would mean getting your Realtor license, and then work towards getting your brokers license.

That is a crazy story Joe. I'm glad it turned out well in the end.

Just out of curiosity what city was this rental? I live in Uniontown which as you know is a stones throw away from Hartville.

On a side note, have you looked into the Castle Law (SB 184) that Ohio passed sometime in 08? If I remember correctly if it assumed you acted in self defense if this happened in your own home. I'm not sure how it applies to rentals and vacant houses though.

My template has the following information.
-Name
-Phone #
-Email
-Contacted (by phone/email/ unable to reach)
-Investing Type
-Investing Area
-Financing
-Property Preference (Beds/Bath/ Price Range)
-Difficulty Level (Gut Jobs, Carpet/Paint,etc)
-Preferred Notification Method (phone call/email/text)
-Notes

Of course everyone is going to have different templates, and it's best to find or create a template that works best for you.
