Nice! Thanks for the recommendations. I enjoy FB groups too. From the initial search I did groups seemed a little thin, but I'm sure that was simply FB controlling what I could see.

Hey BP!

I am a Real Estate Agent, Investor and wholesaler in TX. Over the last two years I've spread my wings to other states regarding Investing and wholesaling and recently acquired a property in Chattanooga (37404) that I'd like to assign.

Can anyone point me towards social media groups/forums that would be good to learn the areas (the good, bad, and ugly) and put me around fellow investors, cash buyers, and wholesalers (other than the legendary BP)?

Much appreciated for any and all who reply!

Hi Nick, one of the first things you'll want to consider regarding a manufactured home sitting in a community is site rent. This is a figure you'll want to know immediately as well as when was the last increase and what has been the average increase. I suggest going back 3-5 years rent roll.  You'll also want to know about any current security deposit and if another is reguired with a new owner. After that you definitely want to know what sort of community you're dealing with... Does the community allow investors or must each unit be owner occupied? Does the community solely lease sites or do they also offer their own homes for rent/sale? Do they have finance options for buyers? The answers to those questions could turn a good deal into no deal very quickly.

That being said, all of the above listed items are things you'll need to gauge prior to making an offer but also to assure you'll have room not only for yourself, but the seller and end buyer alike. If everything lines up financially and works within this communities guidelines, you're good to go. Hope this helps.

If I'm not mistaken I had come across a price negotiation script on YouTube late last year. I'll look around to see if I can find it again, if so I'll send you're way.  Also, I think you want to stress the benefit you bring to the seller to show you're a help to him/her aside from your own bottom line.  All in all, never forget the fact that you are the professional and you're there to provide a service and be of assistance.

Great advice above... google, visit your local REIA and definitely stay tuned in to BP. BP has posts, blogs, and podcasts all specifically aimed at wholesaling. All in all, this site really is a wealth a knowledge and filled with people willing and happy to help.

Love the fact that you're 18 and thinking about and positioning yourself to invest in Real Estate.  That's absolutely amazing!

You can find contracts in the File section on BP.  Sometimes you may find one specific for your target state.  Either way, I recommend you have a contract looked over by a an Attorney (better to be safe than sorry) to make sure everything is on the up and up.

As for marketing:  Direct mail basic exactly what it sounds like, mailing directly to targeted owners.  You can find volumes of information on direct mail campaigns here on BP and just by doing a simple google search for Direct Mail and/or Yellow Letters.  You can purchase lists from places like Listsource or Melissa Data... both allow you to break your search down to targeted areas (zip codes, city, state) or people (Absentee owners, in or out of state owners). Again, tons of info here on BP.

Driving for dollars is exactly what you said.  You hop in your car, pick an area of town and write down addresses of homes that catch your eye (boarded up homes, dilapidated homes, high grass, notices on doors/windows etc)

All in all, each strategy has its advantage and disadvantage.  Once you have a list of addresses, you want to do as much research on the homes as possible.  Once that is done and your list has been scrubbed with whom you'd like to contact, it's time to get the letters in the mail.  Your letters or post cards can say anything you want.  You can write them yourself or outsource them via another company... again, these companies and information can be learned about here on BP or googling as much as possible.

The best advice I can tell you is remembering your own words: Researching never ends.

@Dev Horn's info is spot on.  If you do a "listsource" search on BP Dev actually has a full step by step (screen shots and all) post on how to utilize Listsource.  I used his info at the start of the month, got a decent sized list, did my own research and yellow letter campaign and have since received a steady flow of calls.  In fact one of the owners called and stated he wasn't interested in selling the home I inquired about but went on to tell me about two of his other properties as well as a couple other properties that may be of interest to me.
