Hi Lawrence,

Outside of what you'll pick it up for and what all the home may need... I think it depends on your market. What are the ARV of 3BR/1BA's in your area? What are the average rental rates for these homes? Do you know of any section 8 buyers who fill these size homes? I ask because you may want to make this decision from the inside out and see of the numbers would work for an investor.

Personally I lived in Kennesaw for short spell and from my memory I didn't see many 3BR/1BA on the market when I was looking for a rental while out there (and just researching the market) so that could be a good or bad thing.

Nice score!  It pays to pay attention.  Last month I had a similar situation with a text message blast and grabbed 15 buyers.

As Paul stated, check to see if your first visit is free. My local REIA allows the first meeting to be a free visit. After that there's a per meeting charge or you can join for an annual fee. I'd also recommend checking out their website and seeing if they have a FB page to judge what type of activity and information they're putting out for a quick assessment.

At best you'll blindly get a few bucks per lead and that's only after an investor has closed with your previous leads on more than one occasion.   As Ryan stated above - Typically the way it would work is a percentage of the deal once it closes or say a set fee of $500 after it closes depending on the investors spread.  Just place yourself in the investors shoes:  If he/she pays you per lead or per bundle (5, 10, 15 etc) how much are they worth if none of them pan out?  Better yet, is it worth tapping into the marketing budget for a few Absentee and/or Vacant homes vs the investor purchasing and scrubbing their own list(s)?

I do not have any contacts I can recommend personally but off the top of my head you may want to give a buzz to Habitat for Humanity.  I believe in the last few years they've gotten into the demo business as well in order to salvage and reuse or resale any and all materials from a demo.  Couldn't tell you prices or anything more but it could save a few pennies and be worth a shot.

Agreed.  As Mark stated above, proving 2 years of income is essential and write offs (as necessary and tempting as they can be) can place some serious road blocks on your path to home ownership.  Back in my MH (Manufactured Home) days I used to recommend self employed candidates to not only do a better job with their book keeping and filing but to also consistently place income in their personal back account in a weekly, bi-weekly or monthly basis to show fluency.  It didn't always help but it never hurt either.

Agreed. Outside of great content based places such as BP, your local REIA is a perfect place to meet people and learn in your local market. My suggestion: Never be too shy to introduce yourself to different people at your REIA meetings. People are more helpful than you'd think and the relationships you forge can be both personally and financially lucrative.

IMO, I think your decision is based on Risk vs Reward as well as what you're looking to get as a return.  I hope you let us know what you ultimately decide and how it works out.  Either way, I look forward to your contributions to BP and hearing of your success in our local San Antonio market.
