Post: New construction in Longfellow Kansas City

Hello - I'm under contract to buy a new construction home in Longfellow Kansas City.  This will be a primary residence, 5 bed, 3100 sqft or so.  I chose this house in this neighborhood because it's close to downtown / Country Club Plaza, comes with a 10yr tax abatement, and with a lot of development going on in downtown KC, the property value will likely appreciate in the future.   But I'm having a second thought.  For the same price, I'm also able to buy a newer (2-3yr old) construction house in the Plaza area and also in Prairie Village but with 2/3 of the space and without tax abatement.  I don't have kids and my workplace is in the Plaza, so I don't have to be in a good school district, but I do want to live in a new/newer construction house and want this house to be a good investment.  This will be better in terms of cashflows (I'd save $10K+ in property taxes, could potentially rent out the 2 bedrooms in the basement) but the location is definitely inferior to Prairie Village/Plaza. I'm going against the 3 rules of real estate - location, location, and location.

Any thought on Longfellow neighborhood, and this particular house as an investment?  I already paid my earnest money and not sure what I can do about that but any thought on the long term return potential on the neighborhood is appreciated.  Thanks.

Hello - I am about to reject a tenant based on income (applicant's income is 1.8x rent). My listing says 3x rent required.  I want to to be as polite as possible - if I say "unfortunately you don't qualify based on income," would that sound too rude?

Hello - I'm in the process of buying a house.  The regional lender referred me to a broker, who he thought could offer me rates. I'm able to get a much better rate (at least 0.5% lower than if I went to a national bank) from the broker but the broker has a Gmail address.  Is this normal/legitimate?  He's in NMLS (the number is, but I haven't met him in person).  His pricing is very good but should I be worried?

Hello - I am considering to tear down my existing home and build a new custom home.  The house is located in West Plaza, lot is small 3700 sqft, but I have seen 3 bed/ 3 bath new construction being built in the similar sized lots in my neighborhood (e.g. 4727 Liberty St, Plaza Heights, etc).  Could you recommend a homebuilder that I should look into, who may be able to build a home in $300-400K range (excluding the land, but including the teardown cost)?  Also, how long does a new construction take nowadays - from design to permit to actual construction? Thanks!

I'm interested in buying a new construction home in West Plaza area in Kansas City.   Expected closing in May 2023.  Seller won't credit me the pro-rated portion (from Jan - Apr) of tax based the sale price.  Will I be responsible for paying the full year (12mth) property tax based on the sale price in Dec 2023?  Any way I can get away with paying 8mth (May - Dec) based on the sale price and 4mth (Jan - Apr) on prev year's value (which was based on the land value only)?

 Read it...but typically the agency relationship ends once the the reason the agency relationship was created has been fulfilled.

Yeah - I read the contract twice and didn’t see that language (contract fulfilled after closing / commission paid). The contract doesn’t say one home..  looks like I’m stuck? I believe this is the standard Missouri/ Kansas agency contract.

I bought a dryer from Best Buy. They came to install but didn’t complete because the dryer vent coming from the wall is too short (see the picture)

. Asked me to get a vent extension then reschedule the installation. But they didn’t explain to me how much length I need or which kind or what the vent extension looks like… could someone help me?
