Let the owner know that you and your funding partners have to do a walk through the home before your able to make a final decision, or see if there is a time where the tenant isn't going to be home and you could just meet the homeowner there with your buyers. 

Also, take some good videos of the home, the outside of the home and of the neighborhood. I've built good relationships with my buyers, and now they only need to see a video and the numbers to make a decision.

I would keep networking with other investors on Bigger Pockets, since you don't have the cash let the other investors know that you could bring the deals to the table. You don't need money to market if your networking with people on a daily basis, calling craigslist ads, calling other wholesalers etc. And if you are a wholesaling sometimes you don't need any money to assign a property, I've never used a lender to flip any deal. 

@Brandon Sturgill I'm looking to get listings. I'm just looking for different types of marketing strategies that work well for targeting apartment owners. 

@Brian Adams Yeah, I'm pretty sure most agents would want a fee for that. Before I got my RE license I did my own yellow letters, now that I'm an agent I'm debating if sending out "we buy apartments" yellow letters is the best route to take. What do you think?

@Brian Adams Would you recommend an agent to send out letters to apartment owners as well?

Code calling works best when it's the right type of list and if your not selling yourself. Call and see if they needed help with any of their investments

Jonathan C. Do you use your realtors contract when you do your wholesales, or you use an assignment contract?

I haven't decided which brokerage I'm going to hang my license with, but I will be getting my real estate license within 3 weeks. I'll be moving to Phoenix within the next 3 months. Should I wait until I move to hang my license? I prefer not to wait to hang my license since I already have potential listings here in Tucson, Az.

No problem.  So I get my list of addresses from my title company & in that list it has the owners name & their physical address along with the subject property I'm interested in.  So once I skip trace their name or physical address it's going to give me their phone  numbers. If the numbers aren't accurate or disconnected I will send them a yellow letter
