No, you can buy this triplex with an FHA and 3.5% down...I would reach out to another lender

Drive the area and see if it's a place where you would want to stay/buy. That will give you a better idea of the type of people who you are looking to rent to...as a younger guy I love the other side of the river

I think you are looking for a hard money lender. If you are on BP, at the top there is a network tab that you hover over and then select hard money lenders. As for some tips and tricks I would check out David Green's podcast on BRRRR and Alex Felice talks about delayed financing which only takes 8 weeks, both are explained really well!

Hey Roland, for you, I believe Jacksonville is going to have the best cash flow opportunity. Personally, I would reach out to an agent and fill them in on your goals and see what they recommend for you! There are plenty of investor friendly agents here on BP from jax. @Jack Bobeck This is good to hear! Do you know anything more about what they have talked about? They are offering contracts/grants to builders to rebuild or demolish? Or for better roads/parks/public spaces?

Especially more in the North Jacksonville area, do you see areas that will get redeveloped? I know Jacksonville is a massive area but there are a lot of areas that are just totally torn... Curious as to what you have heard/ what you think is in it for the future in some of these areas.

I would weigh your options- there are more options available to you than just that FHA loan especially if you are planning on owner occupying it
