@Solomon Ficklin Go spend 30 minutes to a couple hours in the neighborhoods that you are looking at (as you should do with every area you are interested in, to get a better feeling)... go during the middle of the day, after work hours, and at night...see if it would work out for you.

This is all just starting. We have no certainty of the future. What I do know, is that companies are getting absolutely hammered with very little revenue coming in, coming to job losses...people can't afford payments which will mean foreclosures- and with a high supply and low demand. Homes won't be selling anywhere as near as high as they have for the past 2 years- in my opinion.

To me, the most desirable places to live are east of the river. This is just my opinion, but I feel it has everything that anyone could want, and very close to everything (the beach, downtown, riverside/avondale, San Marco, beaches, St John's town center to name a few things that you can get to all within 15+/- minutes! I also like to be away from the flood zones

Look up high yield savings accounts....that pay 3%+ nothing less. It allows you to transfer it quickly if something were to go wrong.

Jacksonville is not 2.1% closer to 1% than 2....Depending on which areas you invest in here in Jacksonville, the more insurance you will pay- which includes flood insurance. So just research the area and talk to a local RE agent about flood zones when looking cause that could be a game changer for your numbers.

What sites do you all look at- government sites? Am looking besides the basic Zillow, Realtor, etc? I do not have any wholesale contacts yet (if you do have any wholesale operators I'd love to hear about them if you want to shoot a personal msg.)
