Richmond, VA is a great choice for real estate investors due to its diverse economy, affordable property prices, and rental demand from universities and young professionals. Also, our proximity to D.C. is causing double-digit appreciation, and still a very competitive market.

I would be worried that the HOA fees would increase more and you would have to come out of pocket even more every month for the mortgage. If you are comfortable with that then you can always hold it for the long term.

What area are you located in? I don't know of anywhere in Richmond where homes are moving very slowly with frequent price cuts except the Hopewell or Petersburg area.

I would recommend only using a short or mid-term rental house hack for a 2-4 unit property or a house with a detached ADU for your security and the comfort of the guests, which will make it more profitable. Feel free to reach out if you need help with anything!
