The best thing you can do starting out is to get an education listening to podcasts and reading are great ways to start David Greene, Brandon Turner, and Gary Keller are a few recommendations. Then decide what type of real estate investing you would like to get into (SF, MF, Airbnb, etc.)

Once you have your goal asset it is time to find your core four partners (realtor, lender, contractor, and property manager) they will help guide you from searching to managing your first rental!

In my opinion, areas around RVA with low crime and affordable prices include:

Montrose, Sandston, Lakeside, East Highland Park, and Chesterfield County 

All areas are ideal for a tenant who might work downtown but need a little more space than an apartment would provide. I would not be surprised if they all see long-term appreciation as well.

Getting your Real Estate license is a great idea for flipping houses you will be able to save 2.5-3% when you buy (if listed on MLS) but definitely when you sell which is a nice added cushion in case unexpected expenses come up especially when starting out! My brokerage lets us keep 100% of the commission for one property we buy or sell ourselves every year. Feel free to reach out if there's anything I can do for you!
