Hey Ms. Berman, in Richmond, most small multifamily properties range from 400-700k. I am not sure how this compares to Baltimore or D.C., but that should give you an idea of the prices down here. Feel free to reach out if there’s anything I can do for you.

Hey, Ms. Katie, my advice would be to do a cash-out refinance and take out the maximum amount you can for the property to still be able to cash flow. That's the only thing that would change for me if I found out this information about a rental unless you want to change strategies altogether and flip it.

I would be worried that the HOA fees would increase more and you would have to come out of pocket even more every month for the mortgage. If you are comfortable with that then you can always hold it for the long term.

What area are you located in? I don't know of anywhere in Richmond where homes are moving very slowly with frequent price cuts except the Hopewell or Petersburg area.
