Is it common for a property management company to give a rent discount for renewing a lease early? If it is common, is it common practice to not tell or ask the owner first?

They should have run it by you first. Make sure they know what your expectations are going forward.  Last year I gave a discount as the year was drawing to a close and the weather getting colder, and renters harder to find...but the PM company ran it by me first.
