I manage some of my properties whilst I have others assigned to property managers. I am wondering if other members can share their tips, tricks and advice for advertising and finding tenants for the properties I self manage? I'm not from the US and I don't think I'm working to my full potential. I've tried a few different websites and craigslist seems to be the only one which gets any responses. I'm sure there are some better ways for placing tenants.

Has anyone had much luck with placing signs out the front of the property?

These are definitely the kind of tenants who will dig their own hole.

I'm actually quite intrigued to see what they make up next.

I would never refuse someone trying to give me money for living in my property.

I went to the courthouse and got a 5 day notice to pay or quit and served it to the tenants who is over 1 month overdue in rent. Today they gave me a form from the court saying they contest my application and quoted their reason as:

'We tried to pay the landlord the rent but she refused to accept our money'.

Their claim is pretty waffery and I think they could have been more creative and said a unicorn stole their rent money or something.

Next week I am going back to the courthouse to apply for an eviction order. Will the tenants fake rebuttal story make things more difficult for me?

Thank you for all the great advice, especially Tiger. It's not my first RE deal. I've been investing for 5 years so I'm relatively new. I own some 4plexes but I've never owned 10 units. I would be buying with cash so financing isn't an issue.

The area seems like a problem now. Its on one of the streets Tiger mentioned. I really need to make a wise investment not a high risk one and I need to buy something which will experience good growth. This property isn't looking like a suitable investment for me.

I'm so grateful for everyone's advice.

Can I get a plumber to check out the pipes during due diligence or is that something I'd have to cut open walls to do and in other words, not really possible until I've bought it?

Hi Tiger, what kind of plans? I was just going to do 1 years lease agreements and try a few short term furnished rentals too.

The units are all vacant. I already have a good PM who will manage the property.

I'm not sure of age of AC units but they work ok.

The area is decent. Its not an upper class location but its not the hood either.

Purchase price: 233K

Repairs and updates: 5k

Location: 'Gateway District' - 2 minutes walk from Las Vegas Blvd near and 5 minutes north of Stratosphere Tower/Casino.

Comprised of 10 one bedroom one bath units. The property consists of one two-story building of block construction. There is an on-site laundry area and completely enclosed sitting and patio area within the fully fenced lot.

8% vacancy rate in this zipcode.

Surrounding rentals are around $400 for a one bedroom unit.

I would appreciate some feedback on this deal.
