I still adhere to all the usual tenancy checks and screenings.

I totally agree with the statements about looking for higher class tenants HOWEVER Las Vegas is a different market and my property is near Downtown in a low socio-economic area.

The A++ tenants with college degrees aren't looking to rent in this neighborhood.

I am personally dumbfounded by people who don't have a spare $1000-$2000 tucked away however my experience in the USA, what I've read and what I've been told shows that many people are living from paycheck to paycheck and don't have any savings.

5 of my tenants in the USA get disability or some sort of monthly check from the government. They are all actually pretty good tenants and pay around 3-5th of the month after recieving their check.

I have a fourplex in Vegas. Each unit has 2 bedrooms, 1 bathroom. I charge a bit below market rent at $520 a month to avoid having vacancies.

There has been several applicants who couldn't only afford to pay the full month's rent plus additional $520 deposit upfront.

A lot of agents will let the tenant split the security deposit into 2 payments, paid over 2 months. I allowed a couple of tenants to move in under this arrangement. 2 of them followed through with their word, the other 2 never paid a penny after their initial payment of $780 and it took 6-8 weeks to evict them. They had a jolly time living rent free in my property. These people are professional tenants/scammers who figured a way to live in a property for nearly 3 months for just 1.5 months rent.

I still have applicants who ask to split the deposit into 2 payments. I agree and start them on a 30 day 'holiday rental contract' for $780. The contract states they will have the option of signing a one year contract at the end of the 30 days and $260 will be subtracted from the next month's rent.

This method helps deter the scammers whilst still helping genuine people in need who can't afford to pay the whole lump sum upfront.

If the tenant doesn't pay up after the first month, it's not going to be a lengthy and costly process through the courts to have them evicted.

I am only writing to offer my experience with airbnb. I am not making a suggestion or judgement on your question.

I listed a 2 bedroom apartment in Downtown Las Vegas for $250 a week. I had virtually nil interest or people who wanted to rent it for half the price.

I listed a bedroom for rent in Downtown Atlanta for $40 a night. I had 2 inquiries in 2 months.

Make sure airbnb rentals are already flourishing in the city. Many people have still never heard of it.

Also don't forget the huge amount of time it will eat up in your life.

This is a fairly hardcore legal question, so I'm doubting anyone can help much but I wanted to throw it out there.

I bought a property in Florida last year and paid the whole sum upfront- no EMD, just the full sale price. AFTER I paid this I was sent a conditional re-occupancy certificate which basically says the city has inspected the property and found it to be gutted and it has been turned into a 3 unit property when it's only meant to be a SFR. The conditional re-occupancy certificate says the new buyer has 365 days from closing to complete rehab the property and either return it to a SFR or acquire the permits to change its usage to a MFR.

I told the closing attorney immediately that I didn't agree to these conditions, I no longer wanted to buy the property knowing the new information and I wished to back out of the sale.

The closing attorney informed me I would lose my entire $150,000 if I didn't sign the paper. I reluctantly signed it as I didn't want to lose $150,000.

I am wondering if there is an action for recourse and who I would take legal action against in this matter?

I was thinking about door knocking/flyering every door in the neighborhood where I want to buy with cash offers.

Hi everyone, I'm moving back to Miami at the beginning of July and would love to find someone to offer me mentorship.

I've been in real estate investing for 5 years now but feel I've really fumbled my way through and overall just been lucky.

People have said I'm incredibly intelligent, whilst being stupid at the same time. I would say this is an accurate summary. I've made many mistakes and would like to harness the intelligence and cast away the stupidity.

I've got a lot planned for this Miami trip and it would be awesome to have someone I can consult and ask for advice. To be honest I probably can't offer much in return, although I worked as a model for years so I can help with promotional modeling or something like that.
