Sorry for the melodramatic title but what does one do when a listing agent appears to have dropped off the face of the planet?

In this situation, the offer has been submitted by email at 10K over list price.

5 days after initially emailing the listing agent, she still has not repsonded.

After calling her all day, every day, she still does not answer her phone.

When you call her office, they direct you to simply call her mobile.

Follow up emails to her with tracking on them, go unopened.

As I'm overseas and unable to physically wait in her office for her to turn up (assuming she's still alive), how would one go about contacting the agent and trying to buy the house?

Hi Joe, so just to confirm, this would need to be in the property management contract, rather than just in a letter or email for me to win the case?

Brant, I never received a monthly check, the funds were directly deposited to my bank account.

I have direct deposits from 35 tenants and property managers per month so its hard to monitor everything. Also I actually didn't really know what the exact income and expenses for the property were as I asked the property manager just to take care of everything.

1. From the date I lodge an application, how long does it take to get a court hearing date in Las Vegas small claims court?

2. Do you think my case will win?

Background-

I hired a property manager for my condo. I asked them to deduct the HOA fees from the rent and pay to the HOA. I made this request via email and they replied in writing that they would deduct the funds from the rental income to pay the HOA. It was nearly a year later that I was contacted by a collections agency. They informed me the HOA fees hadn't been paid the whole time the property manager had had the place. I paid off the HOA fees ($1200) and then the fines and collection agency costs were a further $1300. I want the property manager to pay these fines.

Top tips for how to be the winning buyer?

I've been trying to buy in Midtown Miami for the past year. I've put offer in on about 8 houses at 20%-50% over list price. I haven't won one.

I've tried using a buyers agent as well as submitting the offer directly.

A new property came up for sale today. How can I win this one?

Leon, yes I did use a closing attorney. I will contact them.

The 'contact us' page on vesta holdings website is only a street address in Atlanta. Its not like I can pop by their office from overseas.
