Have never invested in multifamily..are they better than single family units which I have rentals on?

What are good areas to invest for best price to rent ratio...what factors should i consider? where can i get help educating myself? it will have to be turnkey...how do we minimizer risk in determining property mgt, area, etc?

looking to buy rental property in a more affordable place than CA...multi unit or whichever has greater cash flow & appreciation....looking at reno nv or memphis tn or san antonio  tx...or any good place with good property mgt etc...would welcome your input & details.... thanks.

Hello BP family!

I am looking to invest in multi-unit properties for the first time & need to go out of CA to make it affordable. I had bad experience previously with 2 out of state single family units I purchased...but am hoping for a better experience.

What states do you recommend, & would there be a recommended property management co as well? What steps should I take to make a safe investment? My rental homes are in an LLC; I wanted a home equity line of credit while I am still searching but no one will lend to LLCs for that; they only do it for your personal residence.. I want to do a 1031 exchange & need to update my knowledge of this - SFR rental vs 4plex, etc...any advice on where to start? I am ready to make a move right now, but hesitate because there are so many unknowns. Thanks.

I have 2 rental properties in CA that have good equity but prices in CA are outrageous. I now live out of state but would love to connect with you & see if we can work something out. I want to check out the ROI & safety of having out of state investment properties. My previous experiences were not good. One property is still rented; the other is now vacant & ready to sell..IF I can find a suitable exchange property for 1031 exchange. Any thoughts?any recommendation to a goo CPA or exchange expert who can help? Am ready to take action..
