Aside from real estate investments & crowdfunding what are other good & flexible (i.e. not long term hold) options to consider for replacement property for 1031 exchange?

Is there a way to legally factor in valid selling expenses like painting, carpeting, new appliance, etc which were paid prior to escrow to reduce the net amount of property you need to replace as part of a 1031 exchange? Excluding these costs actually overstates the amount of ACTUAL net proceeds you receive from your 1031 exchange.

Any experience  with this company?I read rave reviews but have not had a good experience so far. I emailed them last week & got no resonse. I called today asking for Bill Wright & was given an incorrect tel #...& was told the Acquisition Mgr said they have no available properties to fit my criteria..but never even got a phone call or an emailed response. Has this company changed ?Very disappointed. 

I am an out of state investor looking for replacement properties in good areas with good price/rent ratio, good appreciation, good management. Would welcome recommendations. Thanks.

i am interested. Pls send me info. I am doing a 1031 exchange. I accepted an offer yesterday on my property;buyers want to close escrow in 28 days.
