looking to buy rental property in a more affordable place than CA...multi unit or whichever has greater cash flow & appreciation....looking at reno nv or memphis tn or san antonio  tx...or any good place with good property mgt etc...would welcome your input & details.... thanks.

@Maria A A. -  my biggest advice to out of state investors is to focus on deals and/or management companies instead of cities. There truly is value and deals to be had everywhere.  It depends on what you are looking for.  Personally,  we invest in Memphis but that is also because it is home.  There are great management companies here and have strong relationships with investors like yourself.  We use  @Douglas Skipworth at Crestcore.  I'm sure he'd be happy to talk to you about investment opportunities in Memphis!
