Post: wholesaling a preforeclosure

There is a property that I want to make an offer on. It is difficult to comp without mls access because zillow and other sites are not giving good comps. However part of the foreclosure process is to have an appraisal done. Is it safe to use that as an after repair value or an "as is" value?

Researching a good, simple squeeze page is reminding me why I switched majors from computer science and decided on nursing instead! LOL Can someone please direct me to a simple squeeze page...that doesn't have a ridiculous price attached to it? All I want to do is place ads on craigslist and back page that direct buyers to my squeeze page to fill in their first name, phone and email address (which ever is the best way to contact them) and to find out what they are looking for area, size, etc. Am I asked too much?

I just came up with this idea also! I've been trying to come up with creative ways to market wholesale deals. Did you try using auction.com or did you ever find a response to your question outside of bp?

Yup, @Joel Owens, the goal is to wholesale. Thanks for putting it into perspective like that. Seller wants $12,000, I was going to offer less. There are back taxes approximately $4,500. Its not in an desirable area (obvious by the price). With both tenants, the place grosses $765 a month. The downstairs tenant has been there for several years, the upstairs tenant are newer. Part of me thinks its maybe a deal, but the other part figures that after dealing with the upstairs tenant not allowing us to come in and view the place, it will be a big head ache to get it assigned and for the end buyer as well.

I'm hesitant to put an offer in on this duplex. One of the biggest reasons is because when the owner called to inform the upstairs tenant that I was coming to inspect, their phone was off. When the downstairs tenant attempted to inform the upstairs tenant, they didn't answer the door. I knocked but there was no answer. So I was able to do a walk through on the bottom apartment, but had absolutely no way to see the above unit. The downstairs tenant has been there for several years. The upstairs tenant has been there for only a few months and have been causing issues. The police had to be called because they have domestic disputes.... I need some advice, should i keep it moving on to the next deal?
The current owner lives out of state so he can't come and unlock the door himself.
My concern is that of course, an end buyer will want to inspect the top unit before he/she commits to buy and I would think its a deal breaker if the tenant is uncooperative?

I remember your last post, but can't recall if the property is vacant or not. Is it? If not what did you say to the seller? I'm a rookie also and I haven't yet got my first one under contract. So im still taking notes.

Yeah, I don't think that 3FSBO houses will get me deal, but I need to become comfortable speaking with homeowners, so I was looking for some guidance with that.

I didn't contact the FSBOs because I found through reading the forums that it probably isn't the best way to go and chances are they are looking for top dollar which is why they didn't want to pay a realtor to list it.

If this has already been discussed, please direct me to the forum :-) because I couldn't find it on my own.

So I am finally to the point where I am looking for motivated sellers. I have came across some forums where listsource.com was mentioned. I checked them out, but before I purchase I have a few questions for the more experience wholesellers out there.

1) If I want to send out 100-200 mailers per week, I will have to pay list source each time. Today I was going to purchase 300 for 53.52. Is there a less expensive way to get a list of potential motivated sellers?

2) My county [b]does have online records, but after searching the site, I am not able to narrow down without going through thousands of listings.

3) Do I just need to bite the bullet and pay $50 each time for leads or take the time to go through my county website?

4) If anyone could direct that would be awesome and greatly appreciated!

From reading other forums, I've gathered that I need to aim for property owners who have
owned the property for over 10 years
at least 3 bed 2 bath
homes that were built after 1980??

I'm a newbie so bear with me :-) I have found 3homes in my target area that are for sale by owner. When I contact the owners for the first time, what questions do I ask to get an idea of how motivated they are?
