Can anyone recommendation a home inspection company in Dayton, Ohio? My first choice is booked up til Thursday and I need one done sooner.

I'm in Ohio. Where do I go to find out if it is legal for me to list a property I have under contract on the MLS? I am wholesaling the house.
I would like to list it on the flat fee service.

@ Chris, I actually thought about doing that, but didn't know if it was appropriate or not. It is not occupied. The owner says he needs to get the important papers out of the house. I found it with bandit signs, Although I didn't have much of a response from them.

@ Jameston, I took some pictures. However the house needs cleaned. There is stuff everywhere. Dishes and things on the counters, etc.

So Wednesday I got my first house under contract. The goal is to wholesale it to an end buyer. Its a 2 bed, possible 3rd in the full basement. 1 bath. 984 sq ft. House is renovated, however it needs cleaned. It needs minor repairs. Anyway I've had it on postlets for the past 2 days and craigslist for the last 3 days. [b]No bites yet. Its under contract for 12K, I offered it at $21,500 with the goal of getting at least 4-5k out of it. The house is worth 38k. Maybe my price is to high? I expect to get talked down, which is why I priced it as such.
The people who I have on my small list of buyers list, haven't responded.
I do have the addresses of landlords and people who purchased houses at the foreclosure auctions in the recent past. Do you guys think it would be appropriate to print out the postlets page and snail mail to the cash buyers houses??

I know its only been 3 days, but the clock is ticking and I don't want to wait until the last minute.

Rick, don't be so quick to jump to conclusions! That was just my initial conversation with the woman. I said she verbally accepted, not a verbal contract. I do have my documents in order. Thank you for trying to help.

Thanks for replying @ Steve, she was. I infact called the lawyer who was a complete jerk and he basically refused the offer (even though he doesn't own the property!). The daughter apparently doesn't know her rights. So on to the next one!

Thanks for replying so quickly @ Angela! I will definitely take that info into consideration and word it differently the next go around. I hadn't even thought of bringing that info up with lawyer so he can refer me in the future. Also to my understanding, as long as its worded in the contract that the seller will pay taxes at closing that's enough to cover me. Of course in this scenario we haven't signed anything.

Hello everyone. I plan to wholesale property. My offer was verbally accepted by the deceased owner's daughter. There are back taxes owed on the property. I informed the woman that the back taxes will need to be paid out of her proceeds from the sale. This is of course in my contract. We've only talked on the phone so far. Anyway she wants me to contact the lawyer who is settling her deceased father's estate. I don't feel that I need to. How do I explain this to the daughter?
