It would seem the tenant was in violation as well as the landlord. The penalty from section 8 is usually cancellation of benefits.  If section 8 becomes aware that she was paying above the amount she was approved for, she might loose her voucher.  Section 8 programs are not the same in every state/county so you might like to contact the correct department covering the property in question. They can provide an accurate answer for their program.

I hope you are looking into collecting the 5K,  since you know she hasn't left town if she has a good job.

Hi @Kien, 

I would definitely try staging as it opens borrowers eyes wider than a vacant property.  Plenty can be found in the network section.  They seem to start from 2K to 4K in Los Angeles.  If that's above budget, I would try renting the same items for a few weeks to see how that pans out.

I agree with Elizabeth that people push the limits.  

You could write up a set of rules for them to agree to since they have different living standards.  It's not fun but the alternative is allowing them to bring down the value of your home.  

Congrats on your multifamily and good luck with these and future tenants.

Hey Joel, thanks for responding. I am trying to pull the property tax information.  

I posted after searching the address in San Joaquin County tax website and it does not appear, also does not appear on RPR, Zillow, etc...  So I thought it was due to it being commercial.  The address is 22 E 10TH ST TRACY, CA.
