Thanks both of you for your input.  @Hattie, I too would want all the details up front instead of wasting my time but I know everyone does not like to read.  

@Aly, I can try a positive approach:  People who move in with 2+ vehicles  are penalized for parking in the guest parking after a few days.   I can mention the one parking space that comes with the unit.  As well as a mention of only 2 flights of stairs to the unit. That sounds more positive.  Yes, I have a craigslist add and I will include the link.

After advertising my rental, there was much more of a response than I anticipated.  I had to ask these people to stand by until the unit was vacant.  Most of them were emails.  Now that I am ready to show it, I realize a key factor about the condo is there is no street parking and there is only one assigned parking space.  Also, it's a second floor unit and there is no elevator.  All of the utilities are electric as well.  

I think these are important to some people and I would like to put this information in the email I am sending to let them know the property is available for viewing.  Am I going overboard?

Ok, so am I over paying if smartmove costs 30.00 for the credit check and e-renter 20.00 for the background check? Is everyone getting them for less or are landlords eating the cost?
