You are correct and yes, I needed clarification on the trustee vs tax sale.  Thank you.

@Brian Burke  The Alameda County website indicates one should utilize **********.dotcom in order to register to bid at auction. This is in the frequently asked questions for tax defaults.

The experience at the Norwalk auction was quite surprising. I don't expect to see anything like that at this court house.

I purchased a property at the steps of the Norwalk court house in the past and the process was seamless.  I showed up, waited for the bid, no one bid against me, I paid in full.  I went to the recorders office and that was it.

For Alameda County, the website indicates you need to sign up with the auction website but I am confused about one two things:  When are the auctions held and can I show up if I am not bidding?  (I'd like to observe how it's run before signing up.)

Hi Robert,

Thanks for replying. Yes, same as ARV at 259.34 because it was built in 2005. The home is move-in ready. The square footage is over 1542 vs under 1500-1450 for the current comps. If you have buyers, this home will not disappoint. As an investor, no, there is no leg room.

I would like to post items in the marketplace that will elicit a response.  Would more info have helped?  It's not a flip so it's being sold according to comps.
