I am a landlord and I keep the original, providing a copy to the tenants.

Terrible landlords. Especially those that have a lot of properties in the same area. Tenants can trash our properties and that changes our perspective, but it should be a lesson. When an owner has multiple properties in a nice area and all the units have problems, the owner is the problem, not the tenants.

When paying taxes and insurance separately:

Late mortgage = default.

Late taxes = late fee.

Late insurance = hassle.

You could replace the items with either a laundry pod or 5 gallon salad spinner and a drying rack. If the tenants move out, you could advertise to 'green' tenants who will attempt to use less electricity, water, gas, and trash.

@Teresa Keith thanks for pointing in that direction. @Brandon mentioned in another post how he created his website too but most people on here are saying they created a website but have not used it.

I plan to use it right away and I want something quick. @Diego Corzo , thanks for the link. I checked it out and I think I'm going to choose it as it looks ready to go. If I understand it's just the upfront fees and no monthly cost. Is that correct? Some of the lingo is foreign to me.
