How did your eviction go and which attorney did you use?  Can you recommend?

It turns out Accuplan must be the custodian in order to service the account and I understand what Sense Financial is offering as well. Thank you so much for all of your responses and the advice. I know many in the forums appreciate the answers given as well. 

@Dmitriy Fomichenko, Yes, Accuplan set up the soloK.   The funds are in the bank and I have checkbook control.  Does Sense Financial offer a yearly fee or session based options when I have questions about a transaction?

Yes @James Wise it was much more work than I anticipated. I'm glad I stuck with it. Most agents would have given up and my client would have been cheated out of her half.

Finally Sold! 

It was a very bumpy ride.  The other seller, had multiple agents and attorneys.  They were all disagreeable to work with.  Multiple attempts to thwart the sale and overall dishonesty from the three of them.  I and my client were surprised the sale finally closed. 

Thanks for the encouraging words and attitude toward my endeavor.  

You're ahead already.  You have a contractor whom you have a good relationship with. I'd ask him what he thinks.  

Can anyone recommend an escrow company in SF?  The property is in Ingleside Heights.
