Tim Coppola I agree with Weston Harding to secure another year lease or find new tenants and to leave emotions out of it. Like it was mentioned have the current tenant sublease the property but instead of having them run the whole process only allow them to do a portion of it. I would let them list the property for rent, do the showings, fill out applications (give them a copy of your application) then I would handle the rest of the process. I would do the actual credit and background checks and if all looks good I would meet them in person to handle the lease signing. This way the current tenants will be responsible for the rent until a new tenant is found, you don’t have to do the initial leg work of finding the tenant and all the showings involved, and your current tenants will be happy.

Michelle Bright I don’t suggest it to my clients. I use the pamphlet and disclosure to educate them and let them make their own decision. I make sure they understand what it does, what the chances of having radon could be, and how they would have to rectify it. This gives them a good starting point to making the decision.

Robert Yousef try reaching out to your managing broker to see if there is any agent that needs help hosting open houses. Thats the best way to meet buyers and sellers on a weekly basis. Key is repetition, whatever you decided to do, as long as you stick to it you will succeed. If you like calling Fsbo stay at it and you will eventually find what works est for you and be the beat FSBO converter out there. Don’t give up.

Rick Shurtz basment units in Chicago are almost never rezoned to convert the building from 2-3 units. Ive seen it happen but there is some things that need to happen first (lot size needs to work, parking, architect drawings, etc.). This is more likely going to be a non-conforming unit. It can however at anytime be called to question by the city and could pit you in a position where you have violations and are required to de-convert it back to a basement. With that said, there is a lot of those basement conversions in Chicago.
