I specialize in buy and hold real estate - while using as little of your own money as possible.  

I'd suggest checking out the FHA loan program (only 3.5% down payment on a multi family owner occupied property) and running the numbers based on renting out the other units at fair market value. You may be able to live in the property for free or even make money.

In addition, if you ever move out of that house and rent it fully, the ROI can be a lot higher than if you needed to put a full 20-25% down payment.

I'd suggest checking out Leadpages.net. Not sure how official you need it to be or if you need to create more than 1 page - but they offer landing and squeeze pages that have already been tested.

I may be a bit bias but multi family buy and hold deals is where I focus my time and energy.
