I'm wondering what length of term financing you are looking into?  15/20 or 30?

Also, are all the benefits of rental real estate (appreciation, cash flow, tax benefits and principle pay down) worth your time even if it doesn't mean a ton of cash in your pocket every month?

I totally get what you are saying... That you want to make sure it's worth your time - but remember rental real estate ownership is different than any other 'job' out there...

The benefits are so much more than the monthly cash in the bank.

I'd suggest trying to stay away from the shiny new object temptation of upgrading your car. If it's really important to you, then wait until you get into real estate first.

I'd certainly suggest looking into an FHA loan with just 3.5% down on up to a 4 unit home. The more units you have under 1 roof the better returns typically.

Sounds like you are moving in the right direction. Diversification is the name of the game.  

I might even suggest switching up the markets (location) that you are invested in to become even more diversified.

Is the home owned in an llc?

You may need to change title to your own names to get conventional financing.

I'd suggest going to speak with a mortgage lender before making any official moves with the ownership.
