hey there,

It sounds like you take pride in what you do.  I find that a lot of people who don't understand rei assume that the own way to make profits is to be a slumlord. We all know how wrong that it - and how important it is to provide safe and quality housing which is a need everyone has. Keep your head high and spend some time with other people who 'get it'.  And if it is really bothering you that much - maybe it's time to have a conversation with them. Not to debate but instead to educate.

This a follow up question to the main topic , do you guys try to pay down all the mortgages on your properties with the cash flow dollars or keep as liquid cash for the next purchase ?

example - if i have a $400 cash flow from a rental , would you pay it on that property mortgage as an extra principle payment ?

Hey Emad- great question! I agree with Roy about calculating your best return. The only issue is that if you do voluntarily pay down your mortgage you are relying on the bank to approve you for a heloc or cash out refinance.  If they don't approve you - you may have to sell the property to access that equity. Sometimes it's better to be your own bank.

Hey Bryan,

I am interested in chatting to see if we might be a good investing match.  We source and manage buy and hold rental properties.  We've done it all ourselves up until now - branching out to find partners to make even bigger, more awesome deals happen. We are under deposit on a 4 unit residential rental property that we'll renovate and rent out.

Should we chat further?
