@Derrick Burtle yeah it really is too bad. I hate to see anybody lose money . It probably makes it even harder the next go round for the next invester that has integrity .

@Robin Hines It really sucks that a new investor like me has trouble getting lenders to fund a deal that makes sense . Most don’t care that I’m good analyzing numbers and evaluating risk just because I’ve never purchased a investment property before . But on the other side experienced people like him over leverage theirself and literally take people money with absolutely no intention of paying it back.

@Davere Currie Connect with a local Property Management company that does agent sales as well . Let them know you’re an out of state investor that knows the area inside out . They’ll be able to tell you what rents are going for other clients that own property in the area . You can also join some Cleveland Investor groups on FB and start talking to locals . They did advise me to stay away from the actual city of East Cleveland. The PMs I talked with advised 44109, 44110, 44102, 44111 and 44130 Those zip codes are going up in worth yearly the one that is excessively exceeding is 44107 (Lakewood area)

@Amy Ansah I would assume so that’s why I’m asking if anyone has experienced it. The property is not a rehab .
