I’ve definitely been here before . I’ve learned that there are so many real estate strategies to implement to be successful. The market doesn’t matter I’d say the strategy you implement on the property matters , doing the proper due diligence before purchasing and also having cash reserves for emergencies. If that doesn’t give you the reassurance partner with someone that has done it before and learn from their experience and knowledge in an active deal . I’m always looking to partner with like minded people .

I'm looking to connect with a debt partner interested in lending private capital on 1-4 unit deals in North Carolina . I have a local teams that help maintain my portfolio and I'm looking to expand and acquire more properties. I'm looking for some acquisition capital and or full funding. I have hard money lenders ready, but would rather seek private money to fix and rent then refi to pay back debt partners. All properties will be long term holds. If you'd be interested in lending private acquisition money on deals in north carolina let me know .

There’s nothing wrong with scaling . Before you do make sure that each property is cashflowing before moving on to the next project . Also have reserves for each property as well

I use DSCR Lenders or hard money leaders so that I can get the loan in my entity name . I use Express capital financing or conventus

You can get referrals and have a convo with the lenders about what they can offer. I just closed my first deal with a hard money lender . It was express capital finance . 4.45% , 30yr fixed , 5.4.3.2.1 penalty if paid off early .
