What are good methods you use to have more lead flow coming in on 5-20 units ?

@Kathy Henley yeah unfortunately I had to fold . The sellers PM they had wasn’t a professional company and was scared to use their 24hr landlord rights . I had to fold since the inspector and appraiser wouldn’t have access . Back to the drawing board . Thank you for responding .

How wound you solve this Problem ?

2 unit property under contract

-Financial due diligence complete : section 8 full voucher , Eden program voucher tenant pays $50. Proof of current rent deposits reviewed , Last 3 months of landlord coveted bills reviewed .

-Inspection Due diligence - not complete . 5/24 inspector was denied access . 5/27 1 of the tenants wouldn’t allow access to the 1 of the units even after he offered $100.

-Looking for creative resolutions for this problem . My proposed solution is to counteroffer that the seller advises the tenant of a non renewal , deliver atleast that unit vacant and we push the inspection period , appraisal and closing back until afterwards . There were noticeable section 8 violations one seen from the outside . Not having access to the unit won’t allow us to access what violations are in there and could risk section 8 stopping payment .

I’ve been submitting multiple offers on properties in my market . After submitting offers I’m not hearing anything back, not even a rejection . My agent says the multiple selling agents aren’t getting back to her . Is there any advice you could give a newbie to get me moving to the closing table on some of these properties? I’ve been offering $2,000-$10,000 over asking ensuring there the numbers still work for the deal . I’ve been offering $1,000-$2,000 in earnest money most of the properties are $45,000-80,000

@Brian Garlington Hi Brian , yes I’m already preapproved . Property is pretty cheap in Cleveland I’m looking to get 4-5 properties. Most of what I’ve put offers on were 50-90k.
