I think it depends on the demand of your rental (unit type, neighborhood etc.). If it is high in demand, I would look into other "higher quality" tenant prospects to rent to. Other than that I would look at the situation as black and white as possible and stick to your guidelines. You can definitely employ some additional safeguards (higher deposits, guarantors/co-signers) but at the end of the day it is a risk that you will have to take knowing that her financial history isn't polished. The key is mitigating surprises or risk of loss on your end as much as possible.

SFRs for the short term to get started, but ultimately the idea is to transition to MFH (duplex-quadplex in the near future to 5+ for the long haul). This is for my own self, however I am not opposed to partnerships assuming the conditions make sense.

I'll PM you - definitely very curious how others invest long distance!

Investing goal is to start off with SFR with BRRRR method for my own portfolio. Once the property is stable, I want to move on to the next and build from there. I am lining up all of my pieces and currently am in the market research phase hence the visit out in early 2019. The visit is due diligence for myself and my partners to learn the landscape of Columbus and also for us to meet other RE professionals locally. Long term relationships are especially important to me.

Not sure if you're still searching for this answer, but I would imagine it would vary from lender to lender so I would verify ahead of time on the lien use ahead of time if possible. I'm in the HELOC process and I confirmed what is approved for use beforehand.

I wouldn't want the tenants to handle something like that themselves, especially if they've reach out to you already.

 Here's what I would do:

  1. If you have a PM - have the PM handle, which is most likely to contact a professional
  2. If you don't have a PM, see below:
    1. Get details and assess the severity of the situation:
      •  How large is the nest? Ask for a photo if you're unable to see for yourself AND if it is safe and possible for the tenant to do so
      • Where is it located in relations to the home?  
  3. Contact professional dependent on the severity, OR like @Account Closed mentioned you have the option of handling the situation yourself if you're nearby.

Just got approved through Guaranteed Rates myself. Super easy online experience and they have lots of branches here in SoCal.
