@Austin Underwood - welcome to BP! Although I am investing in Columbus from out of state, your why is not far from my own. BP is a great wealth of resource, but just anything else having a goal will separate the immense amount of information that is here. How big is this building? How many units? Ultimately I would agree w/ Mike here- if there's extensive rewiring/repiping you might want to stay away from that project. I would definitely investigate the way the property is piped & wired now to see the extent of modification required to get each unit independent utilities, it may not be bad at all or may be terrible.

If it's terrible I would see if the local utilities provider has something equivalent to a "RUBS program" (ratio utilities billing system) which bills tenants directly based on usage in proportion to the square footage of each unit. 

If this isn't an option, marketing the units at a rental price and having an additional "utilities premium" on top of that works too. Bigger complexes bill garbage this way all the time- flat rate per unit. I don't know the market you're investing in at all, so I'm not sure if this will affect your ability to get tenants at market rent at all but it's not an unreasonable sounding option.

The subject building that I was looking into was 20+ units in Cincinnati, but I am always reviewing deals in other markets. I am finding the same issue, to no surprise, elsewhere but I think the suggestions so far (RUBS is ideal) are acceptable substitutes in the event that a rework of a buildings inners is too expensive.

Like @Theo Hicks said you can offer a monthly utility fee that covers that amount and could include water, sewer, pest, trash, etc.  The only draw back is that if the city raises any of those rates in the middle of your lease cycle you will have to wait for the leases to expire to raise the amount to recoup the higher fees.

Finally, you could implement a RUBS program that would be separate from the lease and could recoup almost all of your utility costs.

Great point - I'll have to research into local comps to see what other buildings are offering in their rentals. Of course I will have to look into the RUBS program - not going to turn down an opportunity to offset utilities costs if I can!

@Kevin May Thanks Kevin. I think passing some sort of cost to the tenant may be a passable alternative until an absolute solution can be decided upon.

BP- I am looking at a MFH in Cincinnati that is currently landlord paid utilities. I have heard of transitioning properties from landlord to tenant paid utilities but haven’t gotten into the nitty gritty of what that process would entail. What are the top 3-5 things to consider when installing sub meters to a property? I would imagine that I would have to work with the city on such a project, in addition to coordinating with the current tenant base as to not adversely affect them. Open to suggestions and referrals! -Art
