Hey Jazmine,

I love your vision!  If I were in your shoes, I believe it comes down to 2 things:

- can my focus / energy go to long-distance investing (does long-distance excite me? does this area excite me?)

- can you build a STRONG team that is honest, performs well and protects your investment?

David Greene talks about this extensively in his BRRRR book (Buy, Rehab, Rent, Refinance, Repeat). The team is everything, and its also where people get burned if they don't vet their team well.

Also, there are deals being made in your backyard too.  I'm here to help either way!

I agree with a lot of what is being said here, Nathaniel!  I lean toward areas close to colleges and the downtown scene because they tend to be highly desired and, in the event of a decline, they are the first areas that the city wants to improve.  Beyond that, my advice is "go with what you know."  You grew up in the area so you where YOU'D like to live - that's a significant start!

I'm diving in to Real Estate Investing as a broker/wholesaler (upon getting licensed in the next few weeks), and my first meetup is this week.
How do I network and make connections when I'm not a broker quite yet, haven't done a wholesale deal and I have no business cards?
(I'm planning to just attend the meeting to listen and soak it in, but I know people will ask me to introduce myself, etc.  I know that I'm still very early in the process, but I just want to get in there! haha! )
