It can be, however it is a tricky market. It is a good market for buy and hold section 8.  If you want to connect offline I researched Rockford a while back and would be happy to assist.

Do you live within 30 minutes from Rockford.  I would recommend to newbies to invest close to home for the first couple of deals.

I recommend Keller William's I was with them for 8 years.

I'm with Teal People Really because I don't have to give away 30% of my commissions.

$80 per month and $299 per transaction.  Automated systems and loads of video training. Excellent new agent support.

Hi Jay,

I did a house in Brookfield last year.  I know that area well.   Berwyn and Cicero are highly competitive markets.  It is best to market for offline off market properties.

Be aware the building departments are a nightmare if you don't know what to do.

If I had a desire to work Berwyn I would only use a contractor that has done 4 or more remodeles in the last year.

Always go to the building departments and find out what their requirements are. In Berywn they seem to not honor their own codes.

Have a decent spread. You will spend more then you budget for.

Every town has different requirements.

Hubzu is a real estate auction site. Many realtors, myself included in the past, are forced by banks to use Hubzu. Most listings have a reserve. I haven't found a deal worth doing on Hubzu. They usually bid higher then a reasonable ARV.

Diversify part buy and hold part flip hybrid deals.  Base it on your risk level discomfort level.  Leverge for growth.

In Illinois if the principle business operations are a large percentage of the business you will be required to pay ILLINOIS taxes.

I use a. S corp as and operating company and a corp for flipping properies.  This creates 2 levels of protection.
