Heard the 80/20 rule.  That refers to wholesales as well. 20% of them know what they are doing.   I only have a handful the I work with. 

I door knock for properties.  What I don't do myself, I wholesale.

No,  the tax code is so complex.  You would either pay to much or worse do it wrong and end up in a bad situation during an audit.

I use a service called Melissa Data.   They can pull all the owners of apartments in any market that you want.   I suggest you get a list and make calls and follow up with a note card.

Go for it live in it or rent it.  That is decent for a seller financing.  With interest rate like that the payments will be peanuts with out looking at rental comps I'D say you have a good deal.

Stop using banks. Use mortgage companies that serve investors. I don't recommend Lending Home out of California.

There are many companies that are creating PPMS AND reits that are loaning a t competitive rates.

If the numbers work Just. DUE IT.

It is always possible.  Lenders only concern is that the payment is being made.   Miss a payment that becomes a whole different discussion.   If you have ample cash reserves you could be safe.

My strategy is always buy right going in.  I never chase future equity.  I learn from friends that got hammered buying with low irr hoping that the market will keep soaring.  As soon as Blackstone starts dumping properties for huge profits the current retail frenzy will leave more inventory then buyers.  

I also keep long term in the short term decisions.

Has anyone heard of this company.   They say they have private money sources.  I can't find them on google with anything negative or on Rippoff Report.
