Private hedge funds are funding where banks aren't.  Banks take to long.  I make the deal work with the financing not the other way around.

For flipping I'm get 10.5 and 2.5 pointsto 12.5 and 2.5 points. it takes 2 weeks to close if I get paper work in in a timely manner.

I avoid banks as much as possible.

I say go for the 2 properties.  However 400 cash seems lite for me.  Havev you considered day rental in a resort area that cash flow 10-20k a year total managed.

I know of private lending companies that won't limit the number of properties you can purchase.  Chicago still has some distressed properties that can be rehabbed up to value with cape rate of 6-8 %.  We also have some high cape other deals that we can help you with.

If the numbers work as a rental and you buy right, go for it.

Run don't walk away from the deal.

Get on meet up and get involved with real estate networking events.   I put 1 on, and go to 2 others every month.  There are folks out there that will help you get started by teaming up and have you do a lot of the heavy lifting (figuratively).  Making solid relationships and being willing to think outside of the box and open to different ways of doing business is how I got my start.   Academia is great for head knowledge.   It is being willing to jump into something even when I didn't feel comfortable doing it is how I got my start.   I don't know how much help I can be from Chicago.  Feel free to reach out.
