Question on raising money from friends and family

I am working on my 1st deal. I soon going to shop for Hard money. The Purchase is going to be 260k and the rehab shouldn't exceed 40k. 

Before I get to the Hard money I want to be able to show that I have the 20%-30% that they expect me to come to the table with.

That being said I would like to raise this money from friends and family. Question is what is the best presentation I can give to show people what I intend to do with their money and how I am going to give them the 8%-10% ROI?

This will be my 1st flip so I cant show them my track record. I know I can show them my bigger Pockets flipping calculator break down but I am wondering if there is anything else I can present the a perspective investor.
