Land contract, $0 down, 0% interest is what I start with my offers then work out the best options with you and the seller. It’s leaning more towards a buyer market, so if the seller says you’re crazy then go to the next property eventually you’ll find one. And mention that to the seller that is calling you crazy, I usually get a phone call about the 4th week from that seller asking to regroup and go over the offer again, those are the best ones cause now you know they want to sell.

I would reach out to other wholesalers in the area to see what is needed. I have a great guy that has been doing it since the 70’s and would probably help he always asks me if I need anything but I’m an investor buying from wholesalers. He always asks if I would like to join his team, by doing that you will get a lot of benefits one learn the skill and two have leads with his team.

Just FYI MI is not a landlord friendly state, just to make it clear and to easily identify states that are friendly or non friendly just look at the majority leaders and their party this will give you a good calculation.
Blue = Tenants friendly 

Red = Landlord friendly
