yea with half million dollar homes you can buy 10/15 properties in the D that will net double then DC

Hello BPers,

looking for private money to fund my goals of purchasing SFHs in Detroit! I have a great process and plan in place that will both secure the private funds and produce great returns for both the lender and me the investor:)

Please only private lenders with liquid cash I’m not looking for any banks or lending institutions that follow a guideline, my deals will not work for these types of lenders thanks

Start Eviction, next when all set and done your new screening rules should be, Security deposit paid in full, 3 months of reserves in bank account, 1 year of bank statements for you to review, two landlord references. also I would call their employer and ask what kind of person they are at work.

These are some of processes that I do and I love it! you get your 100 people slim down to 2 or 3! and those 2 or 3 interested tenants will have all the information for you answer your calls or texts in minutes and have all the answers you need. If anything incorrect or not passing your requirements then you move to the next one. Same as leasing a car GM can care less if your pretty they want to see your credit score and income that's all folks!

I'll have a ready to go STR in Madison Heights MI. in about a month from now. I am allowing sub-leasing! if anyone is interested in this PM me, House was recently rehabbed in 2021 it has private entrance, washer/dryer on site, all appliances as well! STR averages in area are $100 a night.

I’ve never heard of a deal breaker because of 1%. Here are your options, by it yourself and have no agent represent you, then you will be $12,000 stronger!

or put your money where your mouth is and fork over the $4000, I don’t think this would break you.

Make a list of what you want “contract” of what you except from a PM send it and go over it with them or any new ones you find have both parties sign and follow that contract to the T, anyone misses anything you can have a point system after 3 points you may let them go and find a new one. Just like corporate America. they use this all the time and covers both parties
