@Daniel Smilansky welcome to the site. Great people here, definitely take it all in and ask Qs. Charlotte's a fun town - I don't have any real estate expertise there but have spent some time there and it's great. The DFW area is great as far as REI goes. There's a good DFW contigent here so don't hesitate to reach out.

OK good deal. Don't forget to build some reserves for maintenance and unforseen 'stuff' as you build your financial pro-forma. A lot of folks will speak of the 50% rule, I follow it to ensure I have reserves in place for the unforseen maintenance, etc.

@Shayne Brescia Congrats on the contract. What are your expense assumptions? (besides taxes which you already mentioned) Do tenants pay utilities?

@Johnathan Bennett - I don't use craiglist much, however I have had both good leads/calls and bad leads/calls. Sometimes there are some big name wholesalers that will post fake properties just to get my phone call. Not every one of those ends poorly though, they are just trying to build a buyers list and I understand that.

@Riley F. currently here in Texas we are using mail marketing to reach owners of rentals. There is a small market of motivated sellers that will respond to that when the timing is right to sell. I also scan MLS listings as well, but this typically gets a lot of investor/buyer attention, so more competition. We recently picked up a quad from the MLS - seller was motivated due to his desire to "retire" from REI so that turned out to be a pretty good deal.

As for the out-of-state - I tried that when I lived in Cali but I was very green. Too new to REI to feel comfortable investing out of state at the time. I know a lot of people do it thought. Hope this helps.
