Dear Forum,

My friend has 5 properties and he is wondering what move to make next. One of the properties is his primary residence. He has thought about selling one of his condos and using the cash to pay off his primary residence. He also has thought about refinancing all the properties and taking the cash and making a down payment on one rental property and another down payment on a more expensive primary residence. What would you do in this situation?

Dear Forum,

I am researching a career as a real estate agent in Manhattan. Are there any agents out there that work in Manhattan that can tell me their thoughts on the prospects for success in this field given my no experience and relatively short history as a resident in NYC. I'm trying to determine if this goal that I have is achievable. I don't want to strive for success for 6 to 12 months and not be able to achieve anything.

Dear Forum,

My friend lives in the Bay Area and is preparing to relocate. I would like to get everyone's opinion on how he should make his next move. He has about 550,000 dollars to spend. Should he buy a 3,000 sq ft house in Oakley, CA for 550,000 or buy a 1,000 sq ft condominium in Walnut Creek, CA for 250,000 and a 2,600 sq ft house in Plumas Lake, CA for 300,000 and rent it out. He also has a girlfriend and a daughter and works in San Francisco. Everyone's insight is appreciated in this since this is an important decision. Thanks in advance.
