I am new to real estate investing. For my first deal I would like to know whether it would be better to purchase an investment duplex out of state or wait until I establish employment and purchase a duplex to owner occupy it in my local area.

Yes, a 40K home, 8K down. Regarding my previous post, excuse me, I misspoke, "8K down" would be a new scenario compared to a 3K home.

Today I discovered homes for sell for 3,000 dollars and up in Cleveland, Ohio. Does anyone know of safer neighborhoods in the country where houses are this cheap?

I've read that it is difficult to get financing for an investment property that is under an LLC if it is your first venture. How can I get financing for this? Any input is greatly appreciated. Thanks in advance.

I've also recently read that you can't transfer a property from your name to an LLC because of something called a "due on sale" clause.
