You'll be able to find many properties in Indy for 30-40K. SFH and Duplexes included. May have to put about $10K in work in some of them, but there's alot of opportunity. Feel free to connect as I'm on the ground in Indy

New Castle is a very blue collar town outside of indy. most of the workforce is in some sort of manufacturing. most people who grow up there stay there. solid city with good rent averages

Never never never waive the inspection. You open yourself up to major issues and then you can't back out of the contract. Sounds like the sellers are trying to hide something

@James ONeal @Peter Korty Lafayette is an amazing area. Very blue collar with a solid work force and because of Purdue demand will go back up. I know quite a few people that live in Lafayette and commute to Indy for work and would not have it any other way. Let me know if there's anything I can do to help either of you.
