I recommend to look at town or county laws to see if inn law suite is ok for renting out. For example, Ann Arbor Mi has accessory dwelling unit (ADU) laws to make housing more accessible to all since it is an expensive town. There are special requirements including proper zoning but seems like a good option depending on the area.

@Joseph Cho I agree with @Jake Roland . Also you can look into different types of financing such as FHA for low down payment, seller financing,. Depending on what your'e trying to invest in, price range, rents, etc... studying methods of creative financing could help get started sooner than conventional financing. I recommend reading BP's intro to REI guide, it spells out alot of financing types and you can research from there.

Yeah same issue I'm having but I've been just putting in offers that work for my criteria. Even if it's way lower than asking price. Worst they can say is no.

Hey BP -- I'm excited to meet you all as I begin executing on my REI commitments. I'm ready to take action and buy my first rental properties.

Sure it's been difficult to find deals in my area of SE Michigan like many other parts of the country. Whatever. I'm making offers for what calculates out according to my criteria until something gets accepted. I'm also trying to find properties creatively as suggested in many of the BP podcasts.
