great, I am looking at doing the same...I am buying a property next week that already has a group in charge of maintaining the property, but I am not sure if I want to use them or go solo.

I just had to sell a house slightly below the appraisal price due to bad info obtained by my agent.  How or can you fight an appraisal price if not up to the original number obtained on the front end?  Now, I really believe due to the amount of work put into a place should of increase the price of the house as well, but it was a battle to fight..

I am about to potentially purchase a rental that is also tenant occupied.  What type of questions should I ask along the way....I have the basics, but don't want to miss anything on my first rental deal.

Ok.....Year one of flips is coming to an end (kinda of...) and it started great and it continues to move in the right direction.....Now comes the really fun part of the business.....Rentals....

Just like when we started, we knew nothing about flips and now know enough to be dangerous....

Would love to have some input on things we should know, ask, etc as we move into our first rental property....

Working on making an offer on our first as we speak and here is what I know so far...

Property asking price: 129k

Type: Duplex

Already have tenants and recently signed new lease agreement

What are some of the items we should look into or better yet, not miss as we go thru this transition.
